Rewards are paid only for referrals made by existing residents of communities listed on mymhcommunity.com and only applies to homes owned and sold or rented by MHC Property Management L.P. or an affiliate. Rewards are paid in the form of a Virtual Visa® Reward (details below). Referrals must be submitted via the official ELS Resident Referral form. Only one referral reward will be given for each referral. In Arizona, one resident can only receive five referral awards per year for a referral who rents a home owned by MHC Property Management, L.P. See sales office for further details. The Virtual Visa® Reward is valid only on homes for sale or rent as listed on myMHcommunity.com and will be paid in the form of a Virtual Visa® Reward. The referral fee is paid once the buyer closes and/or signed a rental agreement and pays the required fees. Referral source must be noted on initial visit. All resident referrals must be new residents of the community. Contracts must be executed by December 31, 2021, to qualify for a referral reward. All local, state and federal income taxes are the responsibility of the recipient. Accordingly, we recommend that all participants consult a tax advisor about reporting awards for tax purposes. We will issue the required 1099 to each recipient and to the IRS when the total cash payments and value of awards you are eligible to receive equal or exceed $600.00 for one year. Employees of MHC Property Management, L.P. and its affiliates are excluded from this promotion.
In Arizona, California, Colorado, Idaho, Nevada, Oregon, Utah, and Washington referrers are paid $2,000 when your referral purchases a new home, $500 when your referral purchases a pre-owned home over $10,000, $200 when your referral rents a new home for 12 months, and $100 when your referral rents a pre-owned home for 12 months.
In Connecticut, Delaware, Florida, Illinois, Massachusetts, Maryland, Minnesota, New Jersey, New York, North Carolina, North Dakota, Pennsylvania, South Carolina, Virginia, and Wisconsin referrers are paid $2,500 when your referral purchases a new home, $1,000 when your referral purchases a pre-owned home over $10,000, $400 when your referral purchases a pre-owned home for $1,000 to $9,999, $200 when your referral rents a pre-owned home for 12 months.
